This policy explains how bookings become confirmed, how cancellations are handled, and when refunds apply. It forms part of our Terms & Conditions.
1. How a booking becomes confirmed
- Every booking submitted through our website begins as a request, with a status of pending.
- The property owner reviews each request against current availability, group size and season. Confirmation is at the owner’s discretion.
- You will receive an email (and where possible, a phone/WhatsApp message) confirming or declining the request, usually within 24 hours.
- A booking is considered confirmed only after you receive this official confirmation from us and any applicable advance / token amount has been received.
2. Payments
- At present, we do not collect payment online at the time of booking. Confirmed bookings are payable directly to the property (bank transfer, UPI or on-arrival) as communicated in your confirmation email.
- For peak-season stays, festivals and group bookings, an advance/token amount may be requested to secure the reservation. This will be clearly stated before payment.
3. Cancellations by the guest
If you need to cancel a confirmed booking, please write to us at contact.yekhao@gmail.com or call +91 9366255088. The following refund schedule applies to any advance/token amount already paid:

For pending (not yet confirmed) requests, there is nothing to cancel — simply let us know if you no longer wish to proceed.
4. Cancellations by us
In rare cases we may need to cancel or modify a confirmed booking — for example, due to unforeseen maintenance issues, safety concerns or force majeure events. In such situations we will:
- Offer to reschedule your stay to alternate dates of your choice, subject to availability, or
- Provide a full refund of any amount already paid to us.
5. Force majeure & weather
Our region can occasionally experience heavy rains, landslides and road closures. If travel becomes unsafe or impossible due to such events, we will make every reasonable effort to reschedule your stay to a mutually convenient future date without penalty. Refunds in such cases are handled on a case-by-case basis.
6. Group & long-stay bookings
Group bookings (5+ rooms), extended stays and full-property buyouts may follow a customised cancellation schedule, which will be clearly communicated to you before confirmation.
7. Refund processing
- Approved refunds are processed to the original payment method (bank transfer / UPI) used to make the advance.
- Refunds are typically credited within 7 – 10 working days from the date of approval.
- Any bank charges, remittance fees or currency conversion losses are borne by the guest.
8. Modifications
Requests to change your check-in date, check-out date or room type after confirmation are subject to availability and current tariff. Modifications made more than 7 days before check-in are usually accommodated free of charge; last-minute changes may be treated as cancellations under the schedule above.
